TEAMSTERS LOCAL 350 UNION HEADQUARTERS FULL BUILDING RENOVATION

The sanitation workers union for Northern California approached our team for the renovation of this 1974 office building in Daly City that required a lot of repairs and upgrades to make it a suitable home for the future of the organization. With plans to house both the union's staff members and serve as a meeting hall for the present and future union members, the renovation had some ambitious goals for the building. 

The renovation needed to include exterior accessibility improvements, re-roofing, lighting and finishes upgrades, and landscaping; interior full office renovation, MEP systems, IT, AV and security systems and furniture. Each piece of this scope posed some significant design challenges to meet building code standards, client goals and project budget.

Over the course of one year, we worked with this client to design, price and value engineer with ever increasing budget constraints as the global markets shifted from supply chain constraints. Ultimately, it has been determined that the most solid investment for the organization is the sale of this property with a future office space search on-going and a continued client-architect relationship as they locate better suited space.
